Tamlyn Weep Hole Cover

The first course of brick requires weep holes to allow the space between the brick and frame walls to breath.

Leroy Cheek used the Tamlyn "Weep Hole covers" we provided verses the mortar-less joint. The reason we chose Tamlyn is because of their mortar shelf which stops the inevitable mortar that falls during construction from building up in front of the weep hole, and thus preventing it from working.

Code requires a weep hole be placed every 18" to ensure that no matter how much mortar falls, the wall will function properly. Along with the one-inch gap left between the sheathing and the back side of the brick wall this prevents any moisture behind the bricks from transferring to the wood frame wall behind them. Air can then circulate to dry the brick out and prevent mold.
Roof Overhang
An 18" roof overhang on the south shades the summer sun in the heat of the day. In the winter, the sun is much lower in the sky and therefore the sun brings in heat for some passive solar gain.
We chose a metal roof for several reasons - long-term durability, safer for the environment, energy efficiency and looks better with the design of the house.
The first 25 years should require little or no maintenance. If it ever has to be replaced, it can be taken to the metal recycling place unlike asphalt shingles, which go to landfills.

Since we also plan to use rainwater to fill a 3,000 gallon cistern to flush toilets and water the garden, we'd prefer to keep the asphalt residue out of that water and the tomatoes!

Also a metal roof is more energy efficient because is absorbs less heat than asphalt shingles. Triad Corrugated Metal were very helpful and they have an excellent product that comes with a 30-year paint warranty.
